If you’re thinking about moving to Tennessee, there’s a good chance property taxes are on your mind.
And honestly? This is one of my favorite topics, because it’s one of the biggest perks of living here.
Every County Is Different
Property tax rates in Tennessee vary from county to county. If the home is inside city limits, you’ll pay both city and county property taxes.
If it’s outside city limits, you’ll typically only pay county taxes. That’s why two homes at the same price can have different tax bills depending on where they sit.
How Property Taxes Are Calculated
Here’s the basic process:
1. Appraised value. The county assessor determines the appraised value of the property.
2. Assessed value. For residential property in Tennessee, the assessed value is 25% of the appraised value.
3. Tax rate. The tax rate is applied to the assessed value and is stated per $100 of assessed value.
Current rates in my area (as of October 2026):
- Cumberland County: $1.1350 per $100 of assessed value
- City of Crossville: $0.6059 per $100 of assessed value
If a home is inside Crossville city limits, both rates apply, for a combined rate of $1.7409 per $100 of assessed value.
If it’s in Cumberland County but outside city limits, only the county rate applies.
Rates can change, so always check with the County Assessor’s office for the most current information.
Where to Find Accurate Numbers
Your best resource for specific tax information is the County Assessor of Property’s office for the county you’re interested in. They can tell you about appraised values and how your tax bill is calculated.
My county even has a helpful property tax calculator on its website, which makes it easy to estimate what you’d pay on a specific home. If you’re looking in another county, check their website to see if they offer one too.
Why I Love This Part of Living in Tennessee
Low property taxes are one of the biggest benefits of moving to Tennessee.
Every time I hear about property taxes in other states, my heart drops. I just can’t believe some of the numbers I’ve heard!
For many of the buyers I work with who are relocating, seeing the difference in their yearly tax bill is a real eye opener, and it can make a big impact on their monthly budget.
